The Management Committee
Kenilworth Court is run by a Management Committee which
is legally responsible for the overall direction of the
Association’s affairs. The committee is made up of of 15 elected leaseholders, i.e. ten
per cent of the
total residents. The Committee usually meets on the last Wednesday of every
other month. Members give their time entirely voluntarily and are voted
in at the annual general meeting. This co-operative system
ensures that residents remain in control of the finances of the
court and its maintenance and are not at the mercy of a
landlord. The Kenilworth Court Co-ownership Housing Association
also employs a number of paid staff, as outlined below. |
The
General Manager
The overall day-to-day administration of the
Court is carried out by the General Manager, assisted by the
Association Secretary and staff. He reports to the Committee. |
The
Association Secretary
The Secretary carries out a dual role. She
is the legal appointee of the Association and also gives support
to the General Manager and Committee. The Secretary deals with
much of the administrative work connected with running the Court
and also acts as the first point of contact for residents when
they call the office. She must be contacted early in the
process of selling or sub-letting flats. |
The
Resident Caretaker
The Caretaker, reporting directly to the
General Manager, is responsible for the day-to-day upkeep of the
Court, including supervision of the porters and handyman. He
also superintends the car park, motorbike spaces and bicycle
sheds. His working day is from 8.00 to 16.00 on Monday,
Tuesday, Thursday and Friday and from 8.00 to 12.00 on
Wednesday. He is available in the Office on Saturday mornings
from 9.00 to 10.00. |
Other Staff: |
The Handyman
The handyman is responsible for the upkeep of
the grounds and odd jobs around the Court. His working day is
from 9.00 to 13.00 Monday to Friday. |
The
Porters
The porters
are responsible for removing household refuse and the
cleanliness of the common parts, including hallways, stairs and
landings. Their working day is from 7.00 until 11.00 on Monday
to Friday. On Saturday mornings a porter collects the rubbish
from 7.00 until 9.00. |

The Gardens
The
gardens are maintained by a professional company under the supervision
of a member of the Management Committee and with some voluntary help
from residents. They are for the enjoyment of all the residents and
during the summer months benches are put out. Various restrictions
concerning the use of the gardens are covered by the Landlord’s
Regulations. |
