Kenilworth Court prides itself on being a friendly, pleasant place to live and tries to keep rules and regulations to a minimum. But in such a large and complex building, with so many people living in close proximity and sharing common parts, and with the demands of health and safety, regulations are necessary.

Complying with these is a requirement of your obligations under your lease and helps ensure that you are on good terms with your neighbours, the staff and the management. Ultimately, this reflects on the value of your flat. It is therefore in your own interests to know what is required of you, your visitors and workmen.

Where Can I Park?
There are marked parking spaces in the court, but you must put your name down for one of these spaces and pay a quarterly fee. It is strictly forbidden to park a car or any other vehicle, including bicycles, in any of the common areas of the court without permission. A bicycle shed is available, but you must contact the office if you wish to use it. Visitors may be allocated spaces if there is room. Apply for a blue temporary parking permit.

Can I Keep Pets?
Pets are allowed, but you must not let your dog run freely within the grounds, and they must be prevented from fouling paths, roads or gardens. Feeding stray animals or bids, especially pigeons, is strictly forbidden.

What Do I Do With My Rubbish?
Rubbish should be tied securely in a leak-proof bag and left outside your door after 10pm. It will be collected by a porter early the following morning. There is no collection on Sunday mornings or on bank holidays. You must not dump non-domestic rubbish or large pieces of refuse outside your door or anywhere in the court.
Please don't put rubbish out before 10pm or leave it on your landing all weekend. It is an eyesore for other residents.

Can I Recycle?
There is a paper recycling service. Bag up old newspapers, magazines, etc. and leave them outside your door on Wednesday nights. We hope to be able to offer a wider recycling service soon.

Can I Go on the Roof?
Access to the roof is strictly forbidden to residents, apart from in emergencies. Doors to the roof are left unlocked in case of an emergency, not because you are allowed up there. 

Can I Get Satellite TV and Freeview?

Every flat in Kenilworth Court has a feed from the communal aerial system. This currently allows you to receive:

  • Analogue TV (BBC 1, BBC 2, ITV, Channel 4, Channel 5)

  • Freeview Digital terrestrial TV (including BBC3, BBC4, ITV2, ITV3, E4, More 4, and many more)

  • Sky Digital Satellite TV and Radio

  • FM Radio

  • DAB Digital Radio

Unless you have a digital TV, you will need a set-top box to receive digital terrestrial and satellite TV and radio channels. You can purchase these around £50 for Freeview channels or you can either subscribe to Sky for the satellite channels, or take advantage of Sky Freesat, which provides all the free to view channels and a decoder box for a one-off payment.

Most Freeview channels are also free to view on Sky, (including BBC 3, BBC 4, CBBC, CBeebies, BBC News 24, Sky News, ITV News Channel etc, and all radio channels, but some require a viewing card which may involve a one-off set up charge (ITV, ITV2, ITV 3, Channel 4, E4, More 4). To receive Sky, you won't need to install a dish, as every flat has a feed from the communal dish network on the roof.

How can I feed more than one TV?
You can arrange for a lead to be taken from your master socket to other rooms in your flat. This must be done internally. The system delivered to your flat can easily support the internal distribution of TV and radio signals to every room in your flat. Private external wiring is not allowed and will be removed.

Can I install Sky Plus?
The communal TV system currently only supports one satellite aerial connection per flat. As the Sky Plus digital recorder needs 2 satellite aerial connections to activate the advanced features, it's not currently supported. If you believe the communal system should be upgraded, please write to the General Manager stating your case.

How Do I Pay My Service Charges?
There are several ways to pay. Cheques should be made payable to KCCHA Ltd which can be delivered to the Office or posted in the letterbox of the Porters’ hut. If you chose internet or telephone banking, please make sure that we can identify your flat if you use this method of payment by, for instance, using your flat number as a reference.  You can ask your bank to set up a regular standing order for your service charges.  Again we will need a clear reference to identify the payment (see section above). If you would like to pay by Direct Debit please ask the Office to send you a Direct Debit Instruction.  Once this has been completed and lodged with your bank your quarterly payments will be collected automatically.  You will receive an invoice approximately 10 days before the collection date which is usually the first day of the month following the quarter day.  You can, of course, pay by cash but this is not very convenient for the office and a non-cash payment is preferred.

How Do I Get My Meters Read?
Gas: If your flat has a gas supply, then the meter is inside your flat. The company that supplies your gas will contact you directly about reading the meter.

Electricity meters are all installed on the landings or basement of each block. In order to read your meter, the meter reader needs to contact the Office or the Caretaker to unlock the cupboard in which the meters are installed.

Water: It is not possible to install individual water meters in flats in Kenilworth Court. Your water rate will be based on the rateable value of your flat. You may find it cheaper to elect to pay the Average Household Charge. To do this you need to apply to Thames Water who will send you an application form. Their telephone number is 0845 920 0800.

Can I Sublet My Flat?
If you wish to sub-let your flat, the prior consent of the Association is required in writing (Clause 2(9) of your lease refers).  Your application should be sent to the Secretary who will then advise you of the procedure to be followed

How Can I Join the Committee?
Contact the Chairman if you would like to stand.  Members can be co-opted during the year or elected at the AGM in the autumn. If you'd like to help, but do not have the time for a full commitment, the committee is always grateful for specialist advice.  If you have specific experience or knowledge which you think would be helpful to Kenilworth Court, please let the Chairman or General Manager know.
